托價?
報載有香港發展商願意借出相當於五成樓價的按揭,幫客人購買自己發展的物業。由於售價是全港最高呎價,有人懷疑當中有詐。
單看事情表面,我不覺得有甚麽問題。買家從銀行借不到按揭,賣家願意承担風險,有何不可?
記得以前在 Okanagan 認識一位專營餐館業的朋友,每每把做上軌道的生意連店鋪轉賣給伙記。伙記有不敷之數,他就以按揭方式,私人借貸給對方。
「買家做得成功,我賺錢;做不成功,我收回來再賣,一樣賺錢。」
最緊要是對自己所賣東西的價值有信心。
